HVAC and water heater checklist

Work top to bottom. Print this checklist

Before: planning

• Write down what you want and your top budget.
• Take photos of the space as it is now.
• Check HOA rules if you have an HOA.
• Check energy tax credits (federal credits ended after 2025 per the IRS).

Before: permit check

• Look up your project in your city or county permit guide.
• Ask the office: does this need a permit, and who pulls it — you or the contractor?
• Never let a contractor skip a required permit.

Before: hiring

• Get 2–3 written bids. For each one, check their license or registration, read the scam red flags.
• Ask for proof of insurance (liability and workers' comp) — see insurance basics.
• Get a written contract with scope, price, schedule and payment steps.
• Plan to collect lien waivers as you pay.

Before: materials decisions

• Size calculation, efficiency, fuel type and venting.
• Mechanical and/or plumbing permit — the installer usually pulls it.
• Write brand, model and color into the contract.

During: inspections

• Keep the permit card posted where the office requires.
• Don't cover walls, floors or ceilings until required inspections pass.
• Keep a log: dates, photos, changes, payments.
• Get any change orders in writing before the work.

After: closeout and punch list

• Walk the job with the contractor and write a punch list.
• Confirm the final inspection passed.
• Get final lien waivers before the final payment.
• Collect warranties, manuals and paint colors.
• Leave an honest review only about work you saw.
