Contract review checklist Who: Business legal name, address and phone match their website and license lookup. Who: License/registration number written in the contract, and you checked it yourself (how). Who: Proof of liability and workers' comp insurance; you called the insurer listed (insurance basics). Scope: Exact work, materials by brand/model/color, and what is NOT included. Scope: Who pulls the permit, and that the price includes it (permit guides). Scope: Clean-up, debris haul-off and protection of your home. Money: Total price in writing; how change orders are priced and approved (in writing, before work). Money: Deposit amount — be wary of large up-front cash payments (Colorado AG home repair fraud alert). Money: Payment schedule tied to finished work, not dates. Pay by check or card, not cash. Money: Lien waivers from the contractor (and big suppliers/subs) with each payment — use the tracker below. Time: Start date, finish date and what happens if it slips. Warranty: Workmanship warranty length in writing; manufacturer warranty registration. Pressure: No "today only" price, no door-to-door storm-chaser pressure, no request to sign an insurance claim over (Colorado AG alert). Pressure: You got 2–3 written bids and had time to read everything.
